The Central Shreveport - Highlands Section encompasses a neighborhood containing downtown Shreveport as well as the Shreveport side of the Riverfront Casino District.  This “Section of Town” also comprises those neighborhoods to the south of downtown, including the Highland Stoner Hill Neighborhood and the Caddo Heights/South Highlands Neighborhood.

Downtown - Riverfront Neighborhood of Shreveport LA

Downtown Shreveport and the adjacent Riverfront Casino District is bounded by Caddo Street on its north, Common Street on the western boundary, I-20 to its south and has the winding Red River as its eastern boundary.  Although dominated by commercial properties, complemented by light retail and entertainment venues, downtown Shreveport also hosts thriving residential communities comprised of apartment buildings and condominiums.  Apartments in downtown Shreveport typically include high-rise apartment buildings and apartment lofts.  To the east of the Central Business District of downtown Shreveport, along the western bank of the Red River, the Shreveport side of the Riverfront Casino District provides exciting nightlife and entertainment, but perhaps more importantly, excellent employment opportunities for area residents!  Prominent casinos in this area include the Eldorado Resort Casino Shreveport and Sam's Town Hotel & Casino, Shreveport.

 

Most of apartment and loft residences in the downtown Shreveport neighborhood have been repurposed from their original usage as commercial buildings and businesses (vintage office buildings and warehouses) into modern downtown Shreveport residential properties.  Examples of such complexes include the United Jewelers Building, Lee Hardware, Fairfield Towers, and the more recently completed apartment development at Ogilvie Hardware Lofts which features affordable and tax credit units.  Sparked by the renaissance (nationwide) of downtown lifestyle and loft living, in Shreveport, a new downtown loft development has recently been completed as Lofts@624 (repurposed from the historic Sears, Lerner & Zodiag Buildings). Numerous additional downtown residential properties are expected in the coming years.  

 

Aside from the dynamic nightlife of the Casino District, downtown Shreveport boast numerous nightclubs on Commerce Street and nearby Texas Street featuring live music, dancing and dining for practically every taste and lifestyle.

 

Premiering in downtown Shreveport since 1929, the Stage of Stars and the Shreveport Municipal Auditorium is a classic example of Art Deco architecture.  Additionally, the dome shaped, Barnwell Garden and Art Center is a garden and conservatory occupying 7,850 SF in the eastern section of the downtown Shreveport - Riverfront neighborhood.  Here, visitors can enjoy the winding pathways lined with exotic plant life and whimsical decor.

 

Additionally, downtown Shreveport is also houses the Shreveport Downtown Airport (or Downtown Municipal Airport ) http://www.flyshreveport.com/   Located next to the Red River, this venue is a general aviation airport.  The Downtown Municipal Airport was built in 1931, when it was Shreveport’s original commercial airport.  The Downtown Airport features 2 runways, whereby the asphalt topped, main runway and measures over 5000 feet long. Catering to downtown Shreveport’s business executives and residents, many owners of small planes still keep their planes at this historic facility.

 

Highland – Stoner Hill Neighborhood of Shreveport LA

Adjacent and to the south of downtown, in Central Shreveport - Highlands section of Shreveport, the historic neighborhood of Highland - Stoner Hill is bounded on the northwest by I-20, to the west by Linwood Ave., to the northeast by the banks of the Red River, to its east by Youree Drive, and to its south by Kings Highway.

This prominent neighborhood is convenient to major thoroughfares and highways, as well as to hospitals, medical facilities, and all the shopping and entertainment opportunities of downtown Shreveport and the Riverfront Casino District.  Here, residents and visitors alike, discover impressive shopping, dining and entertainment options, or they can venture across to the Bossier City side of the Red River to explore The Outlets at Louisiana Boardwalk.  Additionally, only a short drive southward, the substantial department stores, retail establishments, and boutiques St. Vincent’s Mall are a shopper’s dream!   Most importantly, the neighborhood’s residents also enjoy easy access to the excellent employment opportunities of downtown, the riverfront casinos, and their related retail outlets.

Also within the boundaries of the Highland - Stoner Hill Neighborhood are a variety of excellent schools, such as Loyola College Preparatory School, Barrett Elementary, the Alexander Learning Center, St. John Berchman’s Catholic School and the Caddo Parish Magnet High School!  Additionally, Centenary College of Louisiana is in the southern portion of this prestigious neighborhood.  As a relatively small college (less than 1000 enrolled students), Centenary College was founded in 1845.  This distinguished college offers 153 bachelor's degrees and 42 master's degree programs.  As expected, there are number of reputable apartments near Centenary College.

The Highland-Stoner Hill Neighborhood is also situated near to Shreveport’s medical district.  Prominent facilities in the area include Doctors Hospital Shreveport, Brentwood Hospital, Promise Hospital, and Dubuis Hospital of Shreveport.  Apartment buildings in the Central Shreveport Section are typically quaint and a little older than some of the other Shreveport Sections of Town.

 

Caddo Heights – South Highlands Neighborhood of Shreveport LA

South of the Highland-Stoner Hill Neighborhood, the Caddo Heights – South Highlands Neighborhood stretches southward from Kings Highway (it’s north border) to a southern boundary along Pierremont Road. The neighborhood’s eastern border is Gilbert Drive and Mansfield Road comprises its western boundary.  Ranked as one of the nicest neighborhoods in Shreveport in which to live, the Caddo Heights – South Highlands Neighborhood is characterized by a dominance of single-family homes.  As such, Shreveport rental properties are rare in this neighborhood.
